Rental income in this scheme typically operates via a rental pool: similar units in the complex are combined into a single pool, total rental revenue is aggregated, and payouts are distributed proportionally. Standard revenue-split ratios include:
- 80/20 — 80% to the owner, 20% to the management company.
- 70/30 — 70% to the owner, 30% to the management company.
- 60/40 — 60% to the owner, 40% to the management company.
Payouts are made quarterly, annually, or monthly, depending on the specific project terms.
Important Note: If the condominium is managed by an international hotel brand or if the developer enforces a single-MC policy, opting out of the complex’s management company is usually not permitted. This guarantees consistent service standards and brand quality across all units.
Keep in mind owner occupancy limits: hotel-managed projects typically restrict owner stays to between 14 and 45 days per year. If you plan to reside in the unit for extended periods, verify these terms before finalizing your purchase.
2. Third-Party Property Management Company
An alternative to the developer’s MC is handing over operational management to an independent third-party company. Under this model, rental revenue is generated directly and exclusively from your specific unit rather than a shared pool.

- Track record and occupancy rates for similar properties in the area.
- Reporting terms: frequency, transparency, and clarity of financial statements.
- Payout schedules and payment processing methods.

3. Self-Management
Managing a property independently without being physically present on the island is practically unfeasible. Even if you do not intend to rent out the property, tropical climate conditions demand constant maintenance: regular ventilation, deep cleaning, and climate control upkeep. Relying on friends or temporary hires provides only short-term assistance, not a long-term solution.
Because of this, the vast majority of owners select professional management. Net yields across all options remain comparable under proper management, but professional options provide true passive income without operational stress.
Property Maintenance Costs in Thailand
In addition to gross rental revenue, understanding an owner’s obligatory maintenance expenses is essential. These costs are divided into one-time expenses (at purchase) and recurring fees (annual or monthly).
One-Time Expenses Upon Purchase
- Sinking Fund: From 100,000 THB. A one-time contribution paid by the initial buyer into a reserve fund dedicated to capital repairs of elevators, roofs, common corridors, access roads, and shared facilities.
