However, selection is often modest, as property owners seeing steady capital growth are rarely eager to sell high-performing assets.

Example: Imagine you purchased an off-plan apartment for 5,000,000 THB at launch. Upon completion two years later, capital growth increases its market value to 7,000,000 THB. Given the strong capital appreciation and ongoing rental returns, most owners prefer holding the asset rather than reselling quickly.

Buyers should exercise caution on the secondary market, as listing inventories frequently include illiquid properties that owners are trying to offload. However, the main benefit remains immediate utilization—enabling instant cash flow from rentals without construction delays.
