Overview of Phuket Locations

Phuket is the largest island in Thailand. Its total area is 543 sq. km, of which 60% is occupied by national parks and reserves where construction is strictly prohibited by law. There are also strict building height restrictions, guaranteeing not only a limited supply of land but also a finite number of future residential units.

Phuket stretches 51 km in length, and all the top swimmable beaches are located along the west coast, where primary infrastructure is concentrated. Therefore, when property buyers evaluate districts on the island, they naturally focus on the west coast with a slight extension into central areas.

Phuket Real Estate: Southwest vs. Northwest

While tourists evaluate Phuket by individual beaches and nearby attractions, property buyers view the island through two main investment hubs: the Southwest and the Northwest.

Both regions offer complete infrastructure for daily living—schools, kindergartens, shopping centers, supermarkets, restaurants, and sports facilities. However, their development history and real estate dynamics differ significantly.

Southwest: Rawai, Nai Harn, Karon, Kata

The southwestern part of Phuket was developed first. Consequently, available land for new construction is extremely scarce and commands a significantly higher price per rai (1,600 sq.m.) compared to the north. Due to land scarcity, new developments here consist predominantly of condominiums built on rare remaining plots.

Key Features of the Southwest:

  • Established Expat Hub: The Rawai area (encompassing Nai Harn, Ao Sane, and Ya Nui) is where foreign residents historically chose to settle, creating a steady year-round community.
  • Lifestyle & Amenities: Features scenic waterfront promenades, sunset viewpoints, kayaking at Ya Nui, family-friendly spots like Rawai Park, and local seafood markets.
  • Convenience: Easy access to major hypermarkets (Makro, Lotus’s, Villa Market with imported European goods), international schools, and sports facilities.
  • Central Proximity: Located just 25 minutes from the central hub of the island.
  • Consideration: Dense development and narrower roads, though many residents appreciate having everything within close proximity.

Northwest: Kamala, Surin, Bang Tao, Layan, Nai Thon, Mai Khao

The northwestern coast is experiencing rapid development and attracts the majority of high-end real estate investments. The primary development corridor stretches from Kamala Beach up to Nai Thon, with Cherng Talay, Bang Tao, and Layan standing out as prime locations.

Key Features of the Northwest:

  • Laguna Resort Hub: Home to the prestigious 5-star Laguna resort community, featuring championship golf courses, luxury hotels, spas, and fine dining.
  • Shopping & Leisure: Commercial focal points include Boat Avenue, Porto de Phuket, Robinson Lifestyle mall (opened August 2022), Blue Tree Water Park, and iconic beach clubs such as Café del Mar and Catch Beach Club.
  • Top International Schools: Hosts Phuket’s premier educational institutions, including UWC Thailand and British International School Phuket (BISP).
  • Modern Infrastructure: Offers wider roads with dedicated sidewalks, making it ideal for walking, running, and outdoor lifestyle activities.
  • Convenient Location: Positioned approximately 35 minutes from both Phuket International Airport and the island’s center.

The Real Estate Market & Land Value Formula

Land in the north remains more accessible in price than in the south, allowing for spacious villa developments. However, buyer preferences shifted strongly toward spacious 3–4 bedroom villas, which are routinely sold out during the off-plan construction phase.

Because property values follow a direct formula—Land Area = Price—an identical villa complex built in the south would cost substantially more due to higher land prices. Finding completed, ready-to-move-in villas in the northwest remains one of the primary challenges for buyers today.
