  • Regular common area maintenance fees (sinking fund, common fees)
  • Restrictions on residence and rental rules

Private Houses / Villas

Stand-alone properties with land. The land is typically registered under a long-term leasehold (usually 30+ years, renewable), while the house itself is owned freehold.

Pros:

  • Complete privacy and seclusion
  • Spaciousness, private pool, garden
  • Freedom in layout and interior design

Cons:

  • High entry price — from 15 million THB
  • All maintenance issues are the owner’s responsibility
  • Need to hire staff for comfort (cleaning, gardening, etc.)

2. Prices Comparison: What Costs How Much

Condos:

  • Entry-level studios and small apartments — from 3 million THB
  • Average cost of a one-bedroom apartment — 4–6 million THB
  • Apartments with sea views or in premium projects — from 8–10 million THB

Villas:

  • Basic houses without land plot (on leased land) — from 15 million THB
  • Modern villas with a pool and land — 20–35 million THB
  • Premium properties near the beach — 50 million THB and above

Important: The closer to the sea and infrastructure, the higher the price, but also the higher the liquidity.

3. Ongoing Maintenance Costs

Condominiums:

  • Common area maintenance: 30–60 THB/m² per month
  • A 50 m² apartment — approximately 2,000–3,000 THB monthly

Included: Cleaning, security, pool, gym, lighting, elevator maintenance, parking.

Additional: Utilities (water, electricity) by meter, internal unit repairs.

Villas:

All responsibility is on the owner: from utilities to security.

Expense items: Electricity, water (often higher than in a condo), grounds upkeep (garden, pool maintenance), staff (cleaning, security, gardener), and smart home system maintenance.

In total: Maintaining a 150–200 m² villa with a pool can cost from 15,000 to 30,000+ THB per month, especially with constant use and hired staff.

4. Rental Potential: Yield and Demand

Condominiums:

  • Convenient for renting: easy management, high occupancy rates
  • Demand is concentrated in tourist and urban areas
  • Easy to find tenants and secure full-service “turnkey” management services
  • Average yield: 5–8% per annum depending on location

Important: Due to regulations in Thailand, it is not advisable to focus heavily on short-term (daily) rentals. Preference is now given to medium- and long-term rentals for legal security and stability.

Private Houses and Villas:

  • Often rented long-term (from 6 months and up), highly popular among expats and families
  • Generates higher rental rates with lower tenant turnover
  • Requires management staff (cleaning, pool, garden) to maintain hotel-like service standards

5. Liquidity and Resale Factors

It used to be thought that apartments sold faster, but today liquidity is determined by location, not by housing format.

Liquid properties are those:

  • Within walking distance to the sea
  • Near international schools, hospitals, and shopping malls
  • In popular areas with developed infrastructure

Both an apartment and a house in a prime location sell quickly. Conversely, a property in a remote area without infrastructure will remain on the market longer, regardless of property type.

Note: Villa comfort requires direct oversight. Property upkeep, hiring staff, and managing day-to-day repairs fall directly on you or your property manager.

Condominiums:

  • The most direct and straightforward form of foreign ownership
  • Fast registration with full foreign freehold ownership (Chanote title deed for the unit)

Private Houses:

  • Land is registered under leasehold: long-term lease for 30 years with rights to multiple renewals per contract
  • The building structure is registered under full ownership
  • Ownership via a Thai company setup is possible but requires professional legal guidance
  • Always consult verified legal counsel, particularly when purchasing land plots

8. Final Decision: Condo or Villa?

For Living:

  • Condo: Best for those who value convenience, shared infrastructure, and minimal hassle

For Investment & Rental:
